Choosing the wrong roofing contractor can cost you thousands in repairs, delays, and headaches. Here are the 7 questions that separate reliable contractors from the ones you should avoid.

1. Are you licensed and insured?

This is non-negotiable. A legitimate contractor carries general liability insurance ($1M minimum) and workers' compensation. Ask to see certificates of insurance, not just a verbal confirmation. Call the insurance company to verify if needed.

2. How long have you been in business?

Roofing companies come and go. Look for at least 3-5 years in business. Check their Google Business Profile for history and reviews. A company that has been around for a decade with hundreds of reviews is a much safer bet than one that opened last year.

3. Can I see your Google reviews?

Reviews are the most honest indicator of quality. Look for: 50+ reviews, 4.5+ star rating, recent reviews (within the last 3 months), and detailed responses from the company to both positive and negative feedback. A company with 200 reviews at 4.8 stars has earned that reputation.

4. What does the warranty cover?

There are two warranties to ask about: the manufacturer's material warranty (typically 25-50 years for shingles) and the contractor's workmanship warranty (should be at least 5 years, ideally 10+). Get both in writing. A workmanship warranty that only covers 1 year is a red flag.

5. Will you provide a detailed written estimate?

A good estimate breaks down: materials and quantities, labor costs, removal and disposal fees, timeline, payment schedule, and what happens if they find unexpected damage. Vague estimates like "around $8,000" are a warning sign.

6. Who will be on my roof?

Some contractors subcontract the actual work to crews they do not employ. Ask whether they use their own employees or subcontractors. If subcontractors, verify they are also insured. You want to know who is responsible if something goes wrong.

7. What is your payment schedule?

A reasonable schedule: small deposit (10-20%) to secure materials, progress payment at midpoint, and final payment on completion and inspection. Never pay more than 50% upfront. Never pay the full amount before the work is done. And never pay in cash only.
