Seasonal Roof Maintenance Checklist

Regular maintenance is the cheapest way to extend your roof's life. Most roof problems start small and get expensive only when ignored. Here is what to check each season.

Spring (March - May)

  • Inspect for winter damage: missing/cracked shingles, ice dam effects
  • Clean gutters and downspouts of leaves and debris
  • Check flashing around chimneys, vents, and skylights
  • Look for moss or algae growth (common after wet winters)
  • Trim overhanging branches (should be 6+ feet from the roof)
  • Schedule a professional inspection if your roof is 15+ years old

Summer (June - August)

  • Check attic ventilation (attic should not exceed 10-15 degrees above outside temp)
  • Look for blistering or curling shingles (heat damage)
  • Inspect caulking and sealants for cracking
  • Check for proper attic insulation (reduces cooling costs)
  • Address any algae or moss with appropriate treatment

Fall (September - November)

  • Clean gutters again (this is the most important gutter cleaning of the year)
  • Remove leaves and debris from the roof surface
  • Check for loose or damaged shingles before winter
  • Inspect and repair flashing before freeze cycles begin
  • Ensure attic insulation is adequate for winter
  • Consider a professional inspection before snow season

Winter (December - February)

  • Monitor for ice dams (icicles at roof edges are a warning sign)
  • Remove heavy snow accumulation carefully (roof rake from the ground)
  • Check attic for condensation or frost
  • Watch for water stains on ceilings (sign of ice dam leaks)
  • Do not walk on a frozen or snow-covered roof
