Understanding Your Roof Warranty
Your roof likely comes with two separate warranties, and understanding the difference can save you thousands of dollars when something goes wrong.
Manufacturer's Material Warranty
This covers defects in the roofing material itself. Most asphalt shingle manufacturers offer 25-50 year warranties on their products. However, these warranties are usually prorated, meaning coverage decreases over time. A "30-year warranty" might only cover 50% of material costs at year 15.
Key details: covers material defects only (not installation errors), often prorated, may require registration within a specific timeframe, and may be voided if a non-certified contractor installs the materials.
Contractor's Workmanship Warranty
This covers errors in installation. Since most roof failures are caused by installation mistakes (not material defects), this warranty is arguably more important. Good contractors offer 5-10 year workmanship warranties. The best offer lifetime workmanship coverage.
Key details: covers installation errors and labor, typically not prorated, only valid as long as the contractor is in business, and usually requires the contractor to do any follow-up work.
What Voids Your Warranty
- Unauthorized modifications or repairs by another contractor
- Lack of maintenance (clogged gutters, debris accumulation)
- Improper attic ventilation
- Power washing shingles
- Satellite dish or antenna installation that punctures the roof
How to Protect Yourself
- Get both warranties in writing before work begins
- Register your manufacturer warranty (many require this)
- Use a certified installer (unlocks better manufacturer coverage)
- Keep maintenance records
- Photograph the completed installation
